Understanding Shopping Centres

The Guns - Big, Little, Mini

Big Guns are those centres with a GLA in excess of 45,000 m2, which contain a department store/s, discount department store/s, supermarket/s and specialties. These are Prime Regional Shopping Centres that dominate their region; the most powerful shopping centres in Australia and go far beyond being simply 'retail facilities'. Big Gun Centres are community focal points containing huge food courts, cinemas, leisure and entertainment facilities and restaurants. Big Guns often house medical centres, gymnasiums as well as commercial office components.
Big Guns have become the de-facto 'town centres' of their regions and are commonly linked to transport nodes - bus and rail stations. Big Guns are the icons of the shopping centre industry and their development as community focal points is uniquely Australian.
Little Guns are those centres with a GLA in excess of 20,000m2 but less than 45,000m2. These are major centres, usually anchored by one or more discount department stores and one or more major supermarkets. Little Guns do not contain full line department stores.
In general, Little Guns originated during the time of the rapid expansion of the discount department store in Australia. Woolworths were rapidly expanding their Big Ws in fierce competition with their rival's rollout of the Kmart and Target store businesses.
The format of Little Guns was usually a gun-barrel configuration with a supermarket strategically positioned at one end of the mall and a discount department store at the other; the specialty shops and mini-major stores such as Best & Less, Priceline, Rebel Sports, lined the malls.
As the pace of prime regional centre (Big Guns) development slowed down in the late 1980s and early 1990s, Little Gun development was feverish. Over time these powerful Little Guns were acquired by the major development and management companies who injected sophisticated and highly professional management systems to the extent that the performance of Little Guns began and still rivals that of their Big Gun counterparts. Often 'Little Guns' are acquired by the major players with a view to expanding them into Big Guns.
Mini Guns are those centres with a GLA in excess of 6,000m2 but less than 20,000m2. In the main these centres are anchored by a supermarket but some of the larger ones also contain a DDS, often in a smaller format.
Mini Guns are often neighbourhood centres, local centres or community centres responding to much smaller trading areas than their larger counterparts - the Big Guns and Little Guns.
In many cases they lie within the trading areas of their larger counterparts, but also lie in remote areas of Australia, in small townships, agricultural community centres and the like.
Paradoxically therefore, they are often very powerful, performance wise. In many cases they sit in the midst of rapidly expanding communities and are often 'master planned' for future expansion.
Big Guns & Little Guns are ranked by four separate tables in accordance with established criteria agreed to by the owners and managers through The Shopping Centre Council of Australia. The four categories are as follows:
GLA - Gross Lettable Area. Includes the trading area of all tenants located at the centre whether currently leased or not leased. Includes non-retail such as medical suites, offices, cinemas and entertainment etc. Does not include storage areas or casual leasing sites.
MAT - Moving Annual Turnover (example June - May or September - August). Total Centre Retail Sales for one year including GST. Includes trade from all tenants where the manager is provided with sales data (including cinemas, restaurants, travel & entertainment venues.) Excludes sales from banks, ATMs, financial institutions, health insurance, TAB/soft gambling and gaming venues, amusements (rides), professional services & suites, offices, casual mall tenants & storage tenants.
MAT/m2 - Total Centre Retail Sales for one year, including GST, divided by the retail area from which the retail sales were derived. Includes trade from all tenants where the manager is provided with sales data (including cinemas, restaurants, travel & entertainment venues.) Excludes sales from banks, ATMs, financial institutions, health insurance, TAB/soft gambling and gaming venues, amusements (rides), professional services & suites, offices, casual mall tenants & storage tenants.
Specialty MAT/m2 - Total Retail Sales for one year, including GST, for all trade reporting tenants with a GLA below 400m2, divided by the retail area from which the retail sales were derived. Excludes sales from banks, ATMs, financial institutions, health insurance, TAB/soft gambling and gaming venues, amusements (rides), professional services & suites, offices, casual mall tenants & storage tenants.
Mini Guns Rankings do not contain a Specialty MAT/m2 category.
